We hardly charge by time; in fact, we offer fixed fees for most of our services. An exception is complex litigation matters, as we could not gauge with precision the time and effort involved and barristers fees.
As you are already aware, we charge a fixed $990 (incl GST) + disbursements for standard conveyancing.
Therefore, it should be about $1250 all-in for a standard sale conveyance of a house in Sydney and NSW;
and it should be about $1150 all-in for a standard purchase conveyance of a house in Sydney and NSW.
For standard sale and purchase of a business, like a restaurant or a shop on a street, we charge a fixed $1400 (incl GST and disbursements). This includes acting on the leases, be it surrender of lease, new lease or assignment of lease.

Why did we write such a Step By Step Conveyancing NSW Guide?
When I first started doing property law, I realized that I couldn’t find any online help on the whole conveyancing procedure. Other than learning from the person who was training me, there was no easy-to-learn online material I could go to.
Then, later on, I realized that the majority of clients do not quite understand the settlement adjustment sheet or how we work out the final payable figure. Some clients also feel that they do not quite understand the process, but don’t really know what to ask.
So we thought we’ll share with you how we do things. Of course, what we wrote here is the simplest and most straightforward type of conveyancing example. Departing from this, for example, there is an additional certificate called the s184 certificate which we need to order in the case of a purchase of a strata unit. Depending on what is written in the special conditions for this certificate, it could be the job of the purchaser’s solicitor to order it.
We have intentionally omitted explaining the warnings and standard clauses of the Contract, i.e. pages 4 to 20. This is because we want to share with you what we do in practice. These warnings and standard clauses, we have read them while in law school and they form the basis of the special conditions solicitors draft to add to or amend these standard clauses.
We also find it difficult to include all variations without making the website confusing and detracting from the main purpose of sharing on a higher level but with deep-enough details about the practical aspects of how we do conveyancing in Sydney and NSW.
Perhaps we would gradually include more material, like additional material for conveyancing of off-the-plan units, house and land package, home building contract, land subject to registration of subdivision, when a transmission application is involved, or when the contract is signed by way of a power of attorney, to mention but a few.
